How our 3-step process actually works
Here’s what happens in each step, and roughly how long each one takes.
1. You tell us about the house
Fill in the form or call. We need the address, a rough sense of the condition, and whether there’s anything complicating the sale – a mortgage in arrears, a probate case that hasn’t closed, a tenant who won’t leave, an HOA lien, an open permit from a renovation someone never finished.
None of that disqualifies you. We’d just rather know on day one than day thirty.
2. We look at the property
Usually in person, sometimes over a video call if you’re out of state. This is not an inspection. We’re not looking for reasons to reduce the price, and there’s no report at the end of it. We’re confirming condition and square footage so the number we give you is a number we can stand behind.
You don’t need to clean, stage, mow, or move anything out. If there’s furniture, appliances, or thirty years of belongings still inside, leave it – that’s our problem after closing, not yours.
3. You get a written offer, and you decide
The offer arrives in writing, typically within 24 hours of the walkthrough. It’s a net number: what lands in your account, not a headline figure that gets whittled down at the closing table.
If it works, we close at a Florida title company on whatever date you pick. If it doesn’t, you owe us nothing and we won’t chase you.
How We Calculate Your Offer
Most cash buyers won’t tell you how they arrive at a number. Here’s ours.
We work out what the house will be worth once it’s renovated. From that we subtract the cost of the renovation, the cost of holding and reselling it – taxes, insurance, utilities, title, and the resale itself – and the margin we need for the project to be worth taking on. What’s left is your offer.
That’s the whole formula. Nothing gets adjusted later and no fee appears at the closing table.
Two things worth saying plainly about it.
Our offer will be less than the renovated value. Of course it will. We’re buying a house that needs work, paying for that work, and carrying the risk that it needs more than anyone expected once the walls are open. Nobody pays retail for a project.
But the renovated value isn’t what a listed sale puts in your pocket either. On the open market you’d pay agent commission, pay your share of closing costs, make the repairs the buyer’s inspector flags, and carry the mortgage, taxes, insurance and utilities for every month the house sits. Once all of that comes out, the gap narrows more than most people expect – and on a house that needs real work, it can close entirely.
The honest answer is that it depends on the property. We’ll work it through with you before you commit to anything, and if listing would net you more, we’ll tell you.

What Florida Requires At Closing
A few things about selling a house in Florida that are worth knowing whoever you sell to.
Florida is a title company state. A licensed title company runs the title search, prepares the deed, holds the funds in escrow, and records the transfer. Not an attorney, in most transactions. We work with established title companies across the state, and you’re welcome to use yours instead.
The seller pays documentary stamp tax on the deed. The state rate is $0.70 per $100 of the sale price. Miami-Dade County is $0.60 per $100 on single-family transactions.* On our purchases this comes out of our side, not yours.
“As-is” doesn’t cancel your disclosure obligation. Florida law requires sellers to disclose known material defects that aren’t readily observable – even in an as-is sale. This is not a problem: telling us the roof leaks or there’s an unpermitted addition doesn’t blow up the deal. We’re buying no condition. Concealing it is what creates liability for you later.
Title problems surface at the search, not before. Old liens, a missing heir’s signature, a contractor’s claim from a job in 2009, unpaid HOA assessments. These are common and mostly solvable, and we handle the coordination.
